- By signing the bond as principal or surety, you guarantee payment of the
amount due with interest. - You have 30 days to pay the balance. Get your financing early. You pay
interest at the rate stated in the Judgment on the unpaid balance from the date you
bid. - Immediately insure the property. Neither the bank’s insurance, nor
the former owner’s insurance, if any, protects you against loss from fire, theft, wind
damage, earthquake, mine subsidence, etc. - I do not have a key to the property.
- Tell my staff the exact name or names you want on the deed to you.
- If you bid for someone or wish to assign the bid to someone, you must
provide a signed letter stating the exact name or names to be used on the deed. - The Master Commissioner conveys only the interest and title
owned by parties to the lawsuit. The foreclosing bank may have failed to
make all persons with an interest in the property parties to the lawsuit. You
may be responsible for the payment of liens held by such persons. Hire a
lawyer and have a title search done. Ask your lawyer to compare the title report to
the Report of Sale and the case file. If there is a discrepancy, your attorney must file
exceptions within the time set for making exceptions. The time for making exceptions
can be as little as ten (10) days from the date of sale. If there is a lien holder that has
not been made a party to the lawsuit, the Court may allow me to payoff of the lien
holder before I distribute the money. - Please be patient. The process to get your deed takes time. There is a
10 day wait for approval of the Report of Sale. Unless there is an objection, the judge
will approve the Report of Distribution after waiting another 10 days from the day it is
filed. Do not expect a deed until at least 45 days after you have paid in full. Times
vary depending upon circumstances. - If the former owner or anyone else is living in the property, get a lawyer
and evict them. The Master Commissioner does not remove anyone from the property. - The Master Commissioner makes no representations nor guarantees about the environmental safety or worthiness of any property. The Master Commissioner is not associated with Zillow, Trulia, or any other similar companies and is not responsible for any information or representations of Zillow, Trulia or similar companies.
